1. Booking & Payment

1.1 Rates & Availability
All rates are quoted in NZD and include applicable taxes. Rates are subject to change without prior notice; however, prices confirmed at the time of booking will be honored.

1.2 Booking Confirmation
A 50% deposit of the total stay is required to confirm your booking. The remaining balance is due upon check-in. If the deposit is not received within 48 hours of booking, your reservation may be canceled.

1.3 Payment Methods
We accept payments via cash, credit card (Visa, MasterCard).


2. Check-in & Check-out

2.1 Check-in Time
Check-in is available from 12:00 PM onwards on the day of arrival. Early check-in requests are subject to availability and must be arranged in advance.

2.2 Check-out Time
Check-out is by 10:00 AM on the day of departure. Late check-outs are subject to availability and may incur an additional fee.


3. Cancellation & Refund Policy

3.1 Cancellation Policy

  • 31 days or more prior to arrival: No fee applies.

  • 15–30 days prior to arrival: 50% of total accommodation cost charged.

  • 8–14 days prior to arrival: 70% of total accommodation cost charged.

  • 1–7 days prior to arrival: 100% of total accommodation cost charged.

  • Day of arrival or no-shows: 100% of the total booking charged.

3.2 Changes to Reservations
Modifications must be requested at least 7 days before arrival and are subject to availability. While we do our best to accommodate changes, we cannot guarantee availability.


4. Guest Responsibilities

4.1 Damages
Guests are responsible for any damage caused to the property or its contents during their stay. All damages must be reported immediately. Costs for repairs or replacements will be charged to the guest.

4.2 Noise Policy
Guests are expected to keep noise to a minimum between 11:00 PM and 7:00 AM to ensure a peaceful environment for all.

4.3 Smoking Policy
Smoking is permitted outside, including on your private balcony or any outdoor area. Smoking inside the bungalows is strictly prohibited.


5. Occupancy Limits

Each bungalow accommodates a maximum of two (2) adults. One (1) child under 12 years may stay with two adults, provided this is requested at the time of booking. Additional charges may apply.


6. Children & Pets

6.1 Children
Children under 12 are welcome to stay in the same bungalow with two adults (one child per bungalow). This must be arranged in advance.

6.2 Pets
Pets are not permitted on the property.


7. Liability

7.1 Personal Belongings
Guests are responsible for their own belongings. Aroko Bungalows is not liable for loss, theft, or damage to personal items.

7.2 Use of Facilities
Guests use all facilities at their own risk. Aroko Bungalows is not liable for any accidents, injuries, or damages during your stay.


8. Housekeeping

  • Towels will be replaced every 2 days.

  • Linens will be replaced every 4 days, or earlier upon request.
    We ask guests to leave their bungalows in a reasonable condition.


9. Force Majeure

Aroko Bungalows is not responsible for failure to fulfill obligations due to events beyond our control, such as natural disasters, pandemics, or government regulations.


10. Privacy Policy

Your privacy is important to us. Any personal information provided is used solely for your booking and to enhance your experience with us.
